The challenge

The highest-stakes decisions on any capital project are made with the least information, at feasibility and early design, when the plans are still forming and the options are still open.

This was a complex development on an asset the owner already held and had to keep operating throughout: many interdependent work packages, competing access routes, and tight interfaces with the surrounding structures. The client team knew the asset inside out. What they needed was a way to hold every moving part in view at once, in a single picture that lets you weigh one delivery decision against another before committing to any of them.

The approach

Akordi brings construction expertise and scenario analysis forward, into the design process, while the decisions are still reversible. To put that analysis directly in the client team's hands, visual, interactive and explicit about the trade-offs, the team modelled the site in 3D using Giraffe.

Working to a tight feasibility timeline, Akordi consolidated project context from multiple sources into a single 3D model: access routes, traffic conditions, surrounding structures, construction impact zones and the proposed phasing. On that foundation, the team identified dozens of key risks, each logged as a pin located on the site, annotated and linked to the phase or interface it affected.

The model showed more than the asset. It showed how and when the build would happen: the sequencing, staging and resourcing, and how work would proceed while the site stayed live around it. On that combined picture, Akordi walked the owner through the base case and two fully modelled alternatives: three delivery options, compared like for like.
